The Object

This middle apartment building is situated between Semperstraße and Weitlofgasse. Its lot measuring 607 m² encompasses 505 m² of built-up area as well as two inner courtyards and a landscaped courtyard behind the house. The building itself is comprised of a street-side and a courtyard-side wing with staggered storeys dating back to around 1890. The street-side wing consists of a

basement floor, ground floor, four upper floors and a two-level converted attic floor. A basement floor, ground floor, three upper floors and a converted attic floor make up the courtyard-side wing. The street-side façade is richly structured and this structure was preserved or reconstructed in the course of rehabilitation work. At the building’s entrance stands a richly carved, dual-wing wooden gate featuring a fixed transom window.

Rehabilitation

The building was comprehensively rehabilitated from 2003 to 2004. In the course of these measures, both the street-side wing and the courtyard-side wing were extended by a new attic floor and a new lift was installed. In terms of their equipment standard, the vacant flats were upgraded from category D to category A. All supply and disposal lines in the house were completely renewed including the gate intercom system, cable TV and antenna cables, lightning protection and potential equalisation.

The building is located in a side street not far from Währinger Gürtel. What distinguishes it is its quiet yet convenient location: The next underground station as well as the Währinger Gürtel tram stop are just 400 metres away. Furthermore, the campus of the Economic Chamber of Austria lies in its immediate vicinity. It is home to the University of Applied Sciences of the Economic Chamber of Vienna as well as WIFI Vienna. Situated just 300 metres away from the building, Währingerpark featuring park areas and even an open-air children’s pool, contributes to its recreational value.

Währing district has always been and still is a residential district home to many important people from the worlds of theatre and music as well as politics and the economy. A number of embassies and residences make use of the high quality of life this district offers.

Währing is also the location of the University of Natural Resources and Life Sciences. Due to its position in the neighbourhood of the university, more and more special and rare plants have been planted in Türkenschanzpark in the past decades. Villas and cottage-type houses in quiet and premium location surround Türkenschanzpark. Situated close to Gürtel Ring Road, Währing district is characterised by „Gründerzeit“ style and municipal housing buildings.
