The Object

This representative apartment building is a typical Viennese „Gründerzeit“ style structure erected at the turn of the 20th century. The object is located on a lot 603 m² in size and now features a total of 1,657 m² residential space comprised of 23 lettable flats, 15 m² terrace space and 87 m² of storage space.

The street-side façade is beautifully structured featuring window pilasters, stucco ornaments, horizontal stucco grooves as well as a profiled cordon and main cornice.

Rehabilitation

The building was comprehensively rehabilitated from 2008 to 2009. Rehabilitation work was not restricted to the vacant flats on the standard floors which were updated to meet higher standards and converted to more modern floor plans. It also involved the removal of the entire attic floor and the erection of a new two-level roof truss housing six new attic floor flats. These newly created flats feature a total space of 356 m² plus some 15 m² of terrace space at perfectly well-lettable flat sizes between 48 m² and 70 m².

This gorgeous middle apartment building in Vienna’s 15th district is ideally located close to Mariahilfer Straße and is perfectly connected to the public transport system with stops of the bus and tramway lines 10A, 12A, 57A, 63A, 52, 58 and through the U4 underground line.
