Mariahilfer Straße 208, 1150 Vienna

The Object

The building, a mighty corner house, is an attractive Viennese “Gründerzeit” style structure erected at the turn of the 20th century. The street-side façade has been elegantly structured using window sills, stucco grooves as well as profiled cordons with crown cornices providing a very good picture of the “Gründerzeit” era more than 100 years ago.

Rehabilitation

The building was comprehensively rehabilitated in 2013. Rehabilitation work was not restricted to the vacant flats on the standard floors which were updated to meet higher standards and converted to more modern floor plans. It also involved the removal of the entire attic floor, the erection of an additional standard floor and an attic floor on top. A total of 13 flats of very well-lettable sizes between 50 m² and 79 m² featuring a total space of 849.30 m² plus terrace and balcony space were newly created in the process.

The property in Vienna’s 15th district stands out with its excellent location, transport connections and infrastructure. Located close by is the largest event centre in Austria and one of the leading event locations in Europe – Wiener Stadthalle. Westbahnhof, one of Vienna’s two large railway stations, is also situated in the 15th district, close to the inner-city traffic hub that is Gürtel Ring Road. The building’s immediate surroundings feature an exceptional number of public transport connections with stops of the lines 10A, 12A, 9, 49, U3 and U6.
