The Object

The object is an attractive Viennese Gründerzeit building, which was built as a stylish corner-house. It has a basement floor, a ground floor and 3 other upper floors as well as a converted attic. The 578 m² lot area comprises a total of approximately 1,549 m² of lettable residential space with 25 apartments.

Rehabilitation

Due to the renovation work carried out in the standard floors between 2015 and 2016, existing flats were updated to meet higher standards and converted to more modern floor plans, the room divisions were revised and some small apartments were put together. The attic was expanded and 4 apartments with a total of 385 m² incl. Terrace areas newly built. Two of the four attic apartments have terraces in the living area, the other two have large terraces in the roof level, which have been accessed directly from the apartments via external stairs.

The object Küchelbeckergasse 2 is centrally located in the 15th district in close proximity to the Schmelz and Hütteldorfer Straße. The good connection to public transport is provided by the underground line U3 as well as the tram lines 9, 10 and 49 and bus lines 10A and 12A and allows a quick connection to the city center of Vienna.

Westbahnhof, one of Vienna’s two large railway stations, can be found in the city’s 15th district, close to the inner-city traffic hub that is Gürtel Ring Road. Mariahilfer Straße, running along the structure’s southern side, represents a direct connection to the city centre.

Located close by is the largest event centre in Austria and one of the leading event locations in Europe – Wiener Stadthalle. Almost every international star has performed on its stage at least once. Musicals are staged there regularly and attract spectators in their thousands. Stadthallenbad public pool and an ice skating rink round off the entertainment programme.
