The Object

This object is a distinct middle apartment building from the period of Art Nouveau featuring a street-side and a courtyard wing. The individual flats were sold from 2011 to 2013. The site area measures 971 m², the building’s usable floor space some 2,700 m².

Rehabilitation

A large number of flats were revitalised and comprehensively rehabilitated in the course of rehabilitation measures implemented in 2007 and 2008. The attic floor was extended by two floors and 7 new flats featuring a total space of approx. 607 m² were built. The comprehensive rehabilitation and conversion measures included the complete rehabilitation of the common areas, the replacement of rising mains and pipework as well as the installation of a new lift.

The object at Kranzgasse 7 is situated in a quiet one-way street neighbouring Sechshauserpark and Dadlerpark. Thanks to its excellent location between Linke Wienzeile and Äußere Mariahilfer Straße, its immediate surroundings feature ideal infrastructure and connections to the public transportation system. The bus lines 57A and 12A take one to the underground lines U4 and U6 in a matter of minutes.

Westbahnhof, one of Vienna’s two large railway stations, can be found in the city’s 15th district, close to the inner-city traffic hub that is Gürtel Ring Road. Mariahilfer Straße, running along the structure’s southern side, represents a direct connection to the city centre.

Located close by is the largest event centre in Austria and one of the leading event locations in Europe – Wiener Stadthalle. Almost every international star has performed on its stage at least once. Musicals are staged there regularly and attract spectators in their thousands. Stadthallenbad public pool and an ice skating rink round off the entertainment programme.
