The Object

This apartment building is a typical Viennese „Gründerzeit“ style structure built in 1876 and was continuously rehabilitated between 2003 and 2005. The object is located on a 930 m² lot and its built-up area today measures 1,873 m² in total.

The street-side façade is beautifully structured featuring window pilasters, stucco ornaments, horizontal stucco grooves as well as a profiled cordon and main cornice.


In the course of rehabilitation work, the attic floor was converted and a new lift was installed. In the process, the vacant flats on the standard floors were updated to meet higher standards and converted to more modern floor plans.

The building lies in good central location in a quiet residential area in the 6th district near Gumpendorfer Straße, a street that, with its high density of new bars and a lively creative scene, has developed into one of Vienna’s hippest quarters.

Mariahilfer Straße, the longest and best known shopping street in Vienna, is a few minutes’ walk away from the house at Hofmühlgasse 21.

The 6th district is located on a slope by the side of the Vienna River whose lower part was arched over beginning in 1895 and now supports Naschmarkt. Naschmarkt public market is full of tradition and offers a unique mix of typical Viennese charm and oriental flair as well as a multitude of restaurants, bars and market stands for every taste. Mariahilfer Straße, giving the district its name, is one of the most important and largest shopping streets in Vienna.
