The Object

This magnificent corner building stands out with its stunningly beautiful and completely preserved Art Nouveau façade. The structure was erected as a representative middle building and features a basement floor, a ground floor, three additional upper floors and a newly built attic floor.

In the course of rehabilitation work on the standard floors, flats were comprehensively revitalised and now feature modern ground layouts. Most flats are equipped with new balconies facing the courtyard. At the same time, the attic floor was converted

to house four new roof terrace flats measuring between 55 m² and 75 m² in residential space and a total usable area of some 320 m² including the terrace area, respectively. The comprehensive rehabilitation and conversion measures included the complete rehabilitation of the common areas, the replacement of rising mains and pipework as well as the installation of a modern new lift with a lift cabin suitable for handicapped people.

The apartment building is exceptionally well connected to the public transportation system. One can, for instance, reach the inner city in 8 minutes using the tramway. Stops of the lines 5A, 5B, 5, 31, 33 and a U4 underground station can be accessed on foot. The object’s vicinity to Augarten measuring more than 50 hectares and boasting the oldest Baroque gardens in Vienna must be highlighted in particular.
