Heinzelmanngasse 13, 1200 Vienna

The Object

Rehabilitated from 2013 to 2014, this apartment building stands out with its stunningly beautiful and completely preserved Art Nouveau façade. The structure was erected as a representative middle building and features a basement floor, a ground floor, three additional upper floors and a newly built attic floor.

Rehabilitation

In the course of rehabilitation work on the standard floors, 19 flats between 41 m² and 99 m² were comprehensively revitalised and now feature modern floor plans. Most flats are equipped with new balconies facing the courtyard. At the same time, the attic floor was converted and now features three newly created roof terrace flats. The comprehensive rehabilitation and conversion measures included the complete rehabilitation of the common areas, the replacement of rising mains and pipework as well as the installation of a modern new lift with a lift cabin suitable for handicapped people.

The apartment building is exceptionally well connected to the public transportation system. One can, for instance, reach the inner city in 8 minutes using the tramway. Stops of the tramway lines 5A, 5B, 5, 31, 33 and a U4 underground line station can be accessed on foot. The object’s vicinity to Augarten measuring more than 50 hectares and boasting the oldest Baroque gardens in Vienna, must be highlighted in particular. There, recreation seekers and sporting visitors will find splendid flowery landscapes and an area criss-crossed by shady alleys.

Brigittenau, Vienna’s 20th district, is conveniently located in an easily accessible location between the Danube Canal and the Danube. Brigittenau draws it charm from its many bridges due to its location on an island between the Danube and the Danube Canal.

Millenium City, a complex comprised of an office tower, a shopping centre, residential buildings and the largest multiplex in Austria, is an important infrastructure node at Handelskai. The area around Augarten will continue to be a highly interesting spot for rental and freehold objects.
