The Object

The building at Florianigasse 63 is a closed-construction block of flats built in 1898. Boasting a lot area of 365 m² and a built-up area of 302 m² with a street-side wing, a slightly shorter left and a slightly longer right hand side wing, the building consists of a half-basement, ground floor, 4 upper floors and a converted attic floor. The street-side façade is highly structured, thus reflecting the Viennese „Gründerzeit“ era very well.


The attic floor has already been converted in 2000 and two new flats were built. Furthermore, a new lift was installed and the existing flats were updated.

Florianigasse itself is a very quiet place. Josefstädter Straße running in parallel offers many local supply options as well as plenty of shopping opportunities. Vienna’s city centre with all its historical buildings such as the opera house, Burgtheater and the parliament as well as varied and exclusive shopping options is located nearby and Vienna’s ring road can be accessed in a matter of minutes from the object. Connections to the lines U6 and several tramway lines are located in the immediate vicinity.

The eighth and smallest of all the districts of Vienna is a residential quarter with a high percentage of historical suburban buildings erected around 1900 in Baroque style.

The most important buildings are Theater in der Josefstadt, the oldest theatre in Vienna still in use and the Piarist Church of Maria Treu. Josefstadt district is regarded the district of intellectuals and artists as many actors and writers reside in this, the 8th district.
